Pre-existing Prepurchase Reports
So you found a home you wish to purchase, and the real estate has provided you a copy of a building inspection completed by the owner. Great, you don't need to arrange your own!
Be aware of this tactic. The fact is an inspector will need to be more thorough when they are providing inspections for the owner or real estate. If it's the real estate inspector and they provide a heavily detailed report with defects the real estate will not refer him again and the inspector loses their flow of work. If it's for the owner and the report is bad they will not use it and potentially be quite angry with the inspector as they paid good money.
Another fun fact is the inspector only has liability to the person he has done the inspection for. Others who rely on the report that was not directly completed do so at their own risk! The inspector has No liability for any missed defects.
If we had a dollar for the number of times the seller's inspection said no major issues were found and we then completed our inspection and have found pages of major defects! In a lot of situations it actually almost seemed like no inspection was actually completed by the seller's inspector. It is actually scary!
In short, rely on something other than real-estate building inspections and arrange your own. Its just not worth saving the cost of an inspection to risk the potential of major costs in repairs!
